How the Coast Construction Process Works

Land & Lot Acquisition

We are happy to do a site visit and take a look at the lot or land you are interested in purchasing. Providing a physical lot evaluation allows us to assess potential building restrictions, the need for excessive grading, validate the views, review city restrictions, municipal easements, and much more. We will schedule a consultation with you to confirm that your desired project is feasible.

Home Design

Prior to entering into a construction agreement together there will be a project development processes. This project development process will be handled with what is called a Project Development Contract, for which there will be a fee. This fee is separate from the Construction Contract. Your Project Development Contract will usually include costs for doing a detailed estimate that assures you a quality, completed project and price. If you are not yet working with an architect, we’ll provide introductions to some of our area's premier architects, matching the best fit for your proposed style and needs. As a top custom home builder on the Central Coast we have built strong working relationships with several leading architects and designers. Once we are retained we will collaborate closely with your architect to create a custom home that fits within all of your desired function, design and cost parameters. Together at planning meetings, we'll offer suggestions about your decisions and the way they might affect your project's timeline and cost. We call this process value engineering, and it is crucial to the successful completion of your home.

Specifications Development

It’s the details that separate extraordinary new home construction from ordinary new home construction. We will create a comprehensive, all-inclusive Specifications Book cataloging every component of the project—plumbing fixtures, cabinets, appliances, finish carpentry, paint colors and more.

Budget & Schedule Development

We will then contact our approved trade subcontractors, who submit competitive bids for their respective portions of the work. We will obtain vendor bids based on your approved Specifications Book. At this stage, our goal is to identify all "gray areas" and develop a scope of work that details every material used, as well as the overall budget for your project. Once the project cost is finalized we will set up a workable schedule. Based on final costs and materials selections, we will provide an agreement for our mutual signatures. We will go over and explain every detail of our straightforward agreement.

Project Management

During the building phase we will handle all of the details of ordering materials, scheduling, oversite, and coordination. Coast Construction is a “white glove” home builder. We handle all aspects of construction, from serving as the point of contact for all subcontractors, consultants, vendors and city inspectors to resolving issues as they arise. We will diligently keep you up to date on progress.

In-Process Changes

No matter how carefully we plan your project together you will probably want to make some changes along the way. We are prepared to cheerfully accommodate any changes you want to make. Our Contract Agreement will explain how costs associated with your changes will be handled.

Project Completion

During this completion phase we will meticulously inspect to ensure that craftsmanship level have been maintained throughout the project. We will do a detailed walk-through with you to compile a final “punch list.” We will answer any operational questions regarding any appliances, heating and cooling systems, and any other operations questions. We will do a final clean up to the highest standards possible. Upon move-in you will receive a Whole Home Operations and Maintenance binder with copies of all contracts, invoices, releases, city documents, manuals and warranties, as well as photographic documentation of your project.
