How the Coast Construction Remodeling Process Works

Scope & Design

We will meet with you in your home to discuss and review your desired project. We will discuss the scope of the project and your budget and let you know if this is reasonable for what you desire. If you decide to proceed we will enter into the project development process. Prior to entering into a Construction Contract together there will be a project development process will be handled with what is called a Project Development Contract for which there will be a fee. This fee is separate from the Construction Contract. Your Project Development Contract will include costs for doing a detailed estimate that assures you a quality, completed project and price. If we are doing extensive design or drafting on your project we will put a Design Agreement into place. Field measurements and drafting of your project will take place immediately. We will then produce the needed for your project. Once these are complete, with your approval, the drawings will be sent to our structural engineer, if needed. If your project needs to be submitted for permits (not over the counter permits), this will occur once we have the structural drawings and details back from the engineer. Depending on the municipality, permits that cannot be obtained over the counter can take from 3-6 weeks to be approved.

Specifications Development

We will provide you with a build sheet that you will use to list all your selections needed for the project.

Budget & Schedule Development

We will then contact our approved trade subcontractors, who submit competitive bids for their respective portions of the work. We will obtain vendor bids based on your completed build sheet. At this stage, our goal is to identify all "gray areas" and develop a scope of work that details every material used, as well as the overall budget for your project. Once the project cost is finalized we will set up a workable schedule. Based on final costs and materials selections, we will provide an agreement for our mutual signatures. We will go over and explain every detail of our straightforward agreement. Once the Construction Contract is signed we will make sure all the orders are placed and confirm lead times to ensure that everything is in place to begin your project.

Project Management

During the construction phase we will proceed quickly with demolition and removal of existing home elements (walls, old cabinets, appliances, etc.) and will prepare the home for new construction. We are adamant about minimizing dust and avoidable annoyances to home occupants, so count on us to place and maintain temporary walls, protective floor coverings, and other measures. Construction will proceed according to our detailed schedule with subcontractors and craftsman working together and in close sequence to minimize the amount of time needed to complete the quality project. We will diligently keep you up to date on progress.

In-Process Changes

No matter how carefully we plan your project together you will probably want to make some changes along the way. We are prepared to cheerfully accommodate any changes you want to make. Our Contract Agreement will explain how costs associated with your changes will be handled.

Project Completion

Completion of your remodeling project is more than just clean-up and walking out. During this completion phase we will meticulously inspect to ensure that craftsmanship level have been maintained throughout the project. We will do a detailed walk-through with you to compile a final “punch list.” Once all the remaining punch list items are addressed, we will provide you with a final project binder and package including as-built drawings, agency permits, material specifications, manufacturer/supplier cut sheets, in-progress photos, and other valuable project information. We will do a final clean up to the highest standards possible.
